Our Process – The Benefits of Design/Build

Design/Build is a method of building where you contract with one entity that assumes full responsibility for design and construction for your project.  As a result, there is clear communication with all involved, maximizing results and avoiding potential problems.

Convenience Single point of contact – We are responsible for all aspects of the project.  We are motivated to meet your goals, quality, a timely schedule and investment guidelines.

Quality – One source of management and the buck stops with us

Low Initial investment – Many projects are designed in house with low design fees.  If architectural/structural plans are required we have long term relationships with architects specializing in your type of project.

Time Savings – During the design we are in tune with your goals and investment.  Consequently, design and estimating time is greatly reduced.

Your Initial Consultation

During our first phone consultation, we ask a lot of questions and listen very carefully to your answers.  We may ask you to send us a copy of your land survey, samples of other remodeling projects you have seen and maybe even some sketches you have done of your ideas.  We also look forward to answering any questions you may have.

If it is mutually agreeable, we’ll schedule a meeting to review your proposed project and the site.  During our meeting we will review your wants, needs and vision.  We’ll then discuss the project’s feasibility, your priorities and review a realistic investment range that meets your goals.  Depending on the type of project we may take some measurements and pictures.

The Design Process

There are no short cuts here.  A successful project requires a synergy between you and us.  We have no limit on the amount of time/ meetings it takes to get it right.  Depending on your project, we may create 3D models to help us develop a design you love.

We’ll help you choose every detail of your project, cabinets, drawer pulls, light fixtures, plumbing fixtures, siding, windows and even paint colors with as much (or as little) assistance as you need.  We will accompany you to our vendors for selection of specific products.  This involvement helps us to keep in tune with the overall look you are seeking and your investment guidelines.

A Fresh Approach to Remodeling and Pricing

We know that a great deal of the stress during renovation comes from unforeseen costs and extras.  You have heard horror stories from friends and relatives or experienced them yourself.  We have a better way “Cost Plus Pricing”.

The best way to describe “Cost Plus” is transparency in every aspect of the project with decision flexibility.  You have the opportunity to be involved, informed and protected throughout the process.  The big difference is that costs are disclosed which includes all subcontractor and supplier costs.  Yes, you know the exact cost of all items.  You receive all of our trade discounts and relationship pricing.

When we estimate your project we get actual bids from our subcontractors and material suppliers.  So you know the actual costs going in.  If we use an allowance for some items, it is a reasonable allowance based on your design, style preferences and our experience.

Now, here is the real difference.  Let’s say we estimate $500.00 for lumber and the actual cost is $425.00 because of a special buy or sale.  Your contract is credited $75.00.  Now the same holds true if the price is more.  It has been our experience that the credits and debits balance out in the end.

So what about unforeseen costs which may come up?  How about extras you may add to the project?  What about if I want to delete an item?  The general rule of thumb in construction is a 50% credit for deletions and a double charge for additions.  Not with us. You receive the actual cost of the item as a credit and the actual cost for the addition.  Our process is fair and transparent supported by very detailed construction estimates.  Your project is tracked with our accounting software and job reports are presented as the project progresses.

After all these detailed steps, a comprehensive Construction Agreement, which lists every item in your project along with supporting documentation is presented to you for approval.

Construction and Remodeling as Stress Free as Possible

Communication is the key to our success.  We’ll keep you informed at every stage of the process, from the first phone call to the last day of clean up.  We are always available and responsive.  We assume total responsibility for your project, from initial design concepts to your finished bath, kitchen or addition.

We want to make sure that the construction process runs smoothly with minimal disruption to you and your family.  Jay Lovett, our owner, will meet with you regularly,  keep you informed of the progress of the project and answer any questions you may have.  We’ll also provide you with a schedule which details when specific project tasks will be done and who you can expect in your home each day.  When the work is done, Jay Lovett will take you through the final walk-through.  We don’t consider your project done until you’re happy with it.  As an added assurance, all our work is covered by an extensive warranty.

By taking all of these steps, paying attention to every detail and providing transparency, we will be able to deliver your project on time, within budget and meet your expectations.
